Elswick Drive and Chandler Crescent

These two subdivisions are located within Park boundaries between the lake and the golf course. The full time seasonal residents enjoy the conveniences of having their boat tied up outside the front door and the golf course being just a short wedge away from the back door. To date in these two subdivisions we have all 33 lots leased, with 25 of them occupied by full time residents and 8 of them with seasonal residents.

Criteria
  • 33 lots in total and all are leased at present
  • Approximate lot size 75 ft. x 135 ft.
  • Buildings may be of new or used construction, used being approved by
    the building committee
  • Setbacks from property lines in effect
  • Single mobile homes are not allowed
  • Before lease is signed a drawing must be submitted showing all buildings and decks in accordance with setback regulations
  • Lots are leased on a 45 year basis
  • Minimum dwelling size 800 sq. ft.
Services Provided
  • Legal survey of subdivision plan
  • Clearing/grading of access road
  • 12 month potable, chlorinated water supply under pressure
  • Liquid pump out septic system
  • underground power & telephone
  • Garbage pickup May 1 to Sept. 15
  • Street lights
  • Natural Gas

Policy

  • A $12,500.00 development fee (one time payment) is due before the signing of the lease
  • Natural Gas (if required) $2,700.00 fee direct to Sask Energy
  • Park taxes set by the Park Authority and at this point in time are $500.00 base per year plus 3 mills
  • School tax calculated by SAMA pending assessed value of your improvements
  • All potable water usage is metered and residents are billed quarterly for both water and sewer
  • If telephone is needed, a fee to Sasktel is required
  • After signing a lease, you have one year to start your home or cabin and two years to complete the exterior
  • In the case of a used building, the committee will view the home before a lease is signed and a contract will be signed between the Park and the Lessee to ensure the necessary improvements will be completed as stated
  • Everything must be built to code and inspected
  • During the construction phase of a home or cottage, you must bring in your own dumpster
  • Only concrete CSA approved septic tanks allowed to be buried
  • No construction allowed on the environmental reserve (area between your lakeside property line and the water). A shoreline alteration permit must be filled out and ok 'd by SERM before there is any physical disturbance of the grass or the land or the installation of a pier in the water.All boats, lifts and piers must be removed in the fall
  • Pets must be leashed at all times (Regional Park Bylaw)
  • All residents must abide by the bylaws and speed regulations of the Regional Park

Harbour View Drive

This development of this subdivision began in the summer of 2002 and is located just inside the Park entry overlooking the harbour, the boat launch and the beach. The cabin owners often remark that it is almost a full time job watching all the activity that unfolds in the harbour everyday as numerous boaters leave to find that special fishing hole or that quiet sandy bay. Out of the 41 lots available, only 8 setback lots remain available for lease.

Criteria

  • 41 lots in total (19 Lake view / 22 Set back) and all are leased at present
  • Average lot size 65 ft. x 100 ft.
  • Minimum dwelling size 500 sq. ft.
  • Single mobile homes with gable ends & siding allowed (board approval)
  • New or used construction accepted with committee approval
  • Before lease is signed a drawing must be submitted showing all buildings & decks in accordance with setback regulations
  • Lots leased on 45 yr. basis
  • Property line setbacks in effect

  • If telephone is needed, an installation fee to Sask Tel is required
  • Park taxes set by the Authority and at this point in time are $275.00 plus 3 mills
  • School taxes are calculated by SAMA pending on value of improvements
  • Potable water is metered and billed to you by the Authority
  • A concrete CSA approved septic tank is mandatory and all suck outs are the responsibility of the lessee. A small fee will be charged to dump sewage at the lagoon
  • After signing the lease, you have one year to start and two years to complete the exterior
  • All service hookups are the Lessee's responsibility
  • Everything must be built to code and inspected
  • Used buildings need board approval
  • Dumpster required during construction
  • All residents must abide by the Regional Park bylaws and speed regulations

New Development for 2010:

The Park Authority is planning to develop 12 new residential subdivision lots on the golf course in an area of rough bordering #10 green & #11 tee box and extending along the course boundary to #13 green. These lots will offer tenants a beautiful view of the lake out one door plus the day to day activity on the golf course out the other. The plan is to install deep bury services (12 month usage) and utilize the existing gravelled road leading to Elswick Drive Subdivision for access. An up to date progress report on this development is as follows:

  • Average lot size: 23M (75 feet) x 36M (87 feet)
  • Initial survey is completed and the application to subdivide sent to Community Planning early January 2010
  • Pending on all necessary government approvals (Community Planning, Land Titles, Sask Water, Sask Health) and receiving all quotes back from utilities people (SPC, SaskTel, Sask Energy), a development fee per lot will be established
